That's well past the design life of the motor and the board inside it, so opener failure isn't a fluke, it's a schedule. The moderate heat this area sees doesn't crack housings the way a harsher climate would, but it does shorten the life of lubricants and capacitors inside garage-mounted motors that sit in a hot, closed space most of the year. Combine an aging opener with a garage that runs warm all summer and you get exactly the failure pattern we see most: boards and capacitors going before the mechanical parts do. Newer construction in this area, built after 2000 or so, tends to have newer openers with digital boards - different failure mode, same underlying issue of electronics aging faster than the motor housing around them.
